Failure to complete the Booking Terms & Conditions pdf within 24 hours or not meeting any requirements of the Booking Terms may result in automatic cancellation.

CODE OF CONDUCT
Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

  What a great house for our ladies weekend away! Fresh and modern, (great taste owner).The kitchen had all the utensils and crockery we needed for our in home cook on Sat night followed by games. Some took some lovely walks, others played golf and some enjoyed downtime in the spacious outdoor areas. Our host Jo from Beach House rentals was terrific. Wish we had more time - so relaxing.

  A beautiful light filled home, welcoming and tastefully appointed with ample room for our large family getaway. A secluded location but within easy reach of town, plenty of amenities and games to keep everyone occupied without ever leaving, plus a great outdoor deck area for long relaxed lunch and afternoon sessions.   Our family and friends enjoyed a weekend in May. Hemston is spacious, light filled, warm and inviting. We loved the expansive front garden and for our family pet and the fire pit was enjoyed in the evening. Close to Sorrento town, peaceful and quiet surroundings. Furnished well and comfortable bedding. The converted garage lounge retreat was a hit with our teenagers.

  Fabulous layout excellent location. Absolutely loved it all. Back room was so perfect for kids as an additional living room. Could walk to town and shops and close to beaches. Lots of space and great interiors
  Only downsides were- ants everywhere even in the bathroom when we obviously don’t eat in there. Disappointing. Also for the price having one air con in that heat with very few blinds in living room made it way too hot
