FIRST LEVEL ENTRY
A welcoming large open deck area with BBQ facilities, outdoor setting, umbrella and seating for entertaining and family gatherings, securely fenced and gated. Enter the front door to a well equipped, very functional kitchen with plenty of cupboards, island bench, outdoor window servery to the front deck entertaining area, a designated casual lounge area, dining table with seating, a super fabulous record player with albums to bring back those memories and a split system air conditioner to keep you cool on those hot summer nights.

Bedroom 1 with a king bed, digital television, ceiling fan, split system air conditioner.
Ensuite with bath, shower, vanity and toilet.
Bedroom 2 with a queen bed. The split system air conditioner located in the lounge area adequately services this bedroom.

DOWNSTAIRS
Bedroom 3 with 2 single bunk beds and 2 single beds.
Family bathroom with toilet, shower and vanity.
European laundry with washing machine & dryer.

An open plan living space with Table Tennis Table, Smart TV, beanbags, ample seating and couch. Counter bar and sink where all your family and friends can be entertained. Sk8 PARK HEAVEN ... Think you have it in you to get some 'air'? 'Carve' a manoeuvre and 'catch' your board! BYO Skate board.

PETS
Your Pet is considered by application only. A description of your pet is required. Breed, Size, Age. Do not book then advise as we do not wish to disappoint if your pet is not approved by our owner. Pet Stay Fee applies. Note that the property is not fully fenced or secure. The outdoor entertaining area located at the front of the home is securely fenced and gated.

LINEN
This property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows. You are to bring sheets, pillowcases, bathroom towels, bathroom linen, beach towels. Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.

BOOKING POLICY
A Security deposit of $1500 will be held on your stored Credit Card and pre authorised the day prior to arrival.

STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.

CODE OF CONDUCT
Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

    A long weekend away with the kids and Michael's Beach House provided everything we had hoped for. The upstairs space for adults, the downstairs for the kids. Lovely furnishings, comfortable and relaxing. Close to the front beach, a ladies day trip to the hot springs, the wineries and golf courses. We loved it and can't wait to return.

    Loved our stay here. Beautiful decor and clearly the owners have thought about everything. From luxury linen... to well stocked pantry. And a lovely care package from the hosts! Great location on a quiet street. Apparently a distillery just afew blocks away ...and only a short drive to the wineries and gourmet delights of Redhill...
    ... very much recommend this little abode as a great getaway (and the kids will love the skate ramp! ) thanks for a great stay!

    Such a beautiful property! Perfect for a winter or summer stay. Walking distance to the beach and local cafes. Lots of activities to enjoy indoors. Our personal favorite was the record player and table tennis. Beds & pillows super comfortable, didn't want to get out! I'll definitely be returning.
