A high secure front fence and fully fenced perimeter provides a secure haven for children to play and your approved pet to stay safe.

A compact open plan living area with ample seating, ceiling fan, a gorgeous Coonara open fire place and an abundance of wood is provided for your comfort during the cooler months and of an evening. Books, toys and games for children to enjoy. Wi-Fi provided.
A simple Kitchen set up with all your basic essentials, a small bench top oven and a dining table to seat 8. Walking distance to the front and back beaches via Hughes Road & don't forget to visit the Iconic Koonya General Store.

Bedroom 1 with a Queen bed sleeping up to 2.
Bedroom 2 with 2 Single Bunks and a Single bed, sleeping up to 5.
Bathroom with shower, vanity, toilet & a front loader washing machine.
Car parking is provided within the front security gates, for up to 3 vehicles &/or Boat, Jetski.
Min set nights from mid December to end of January Min 2 nights, min 3 nights public holidays and long weekends and min 4 nights Easter.

LINEN
This property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows. You are to bring sheets, pillow cases, bathroom towels and bathroom linen, beach towels. Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.
PETS
Your Pet is considered by application only. A description of your pet is required. Breed, Size, Age. Do not book then advise as we do not wish to disappoint if your pet is not approved by our owner. Pet Stay Fee applies. Property is fenced and secure.
BOOKING POLICY
A Security deposit of $1500 will be held on your stored Credit Card and pre authorised the day prior to arrival.
STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.
CODE OF CONDUCT

Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable and may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community and are entitled to peace and amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

  This property was perfectly located for both the ocean and back beaches in the area as well as the general store - all within a few minutes walking distance. We used the outdoor kitchen with pizza oven and gas grill for every meal and the gardens were green, quiet and peaceful. The property itself is a little dated, and could do with some investment, but that said, it had a ‘much loved' vibe about it and was clearly once a very lovely family summer getaway. We would return.
