Walk to the Iconic Koonya General Store where you'll never want to leave. A 4 minute drive to the Blairgowrie Yacht Squadron & front beach of Blairgowrie. 5 min walk to Bus Stop 787 at the end of Foam on Melbourne Road provides public transport into Sorrento or in the other direction to Rosebud.

Large comfy L shaped couch, occasional chair, extra seating areas, large smart TV with games & apps to stream your favourites.

LINEN
A full bed & bathroom linen package included for bookings of 4 nights or more. BYO Pool & Beach Towels.
3 nights or less, this property provides the basic linen package which includes mattress protectors, doonas, doona covers, pillows.
You are to bring sheets, pillow cases, bathroom towels and bathroom linen, pool towels, beach towels. Contact our office for hire linen prices which incl delivery and bedding made up prior to arrival. Hire linen orders must be received at least 1 week prior to arrival during the year, 4 weeks prior during Summer peak times from 1 December to 31 January.
PETS
Your Pet is considered by application only. Small, non shedding, hypoallergenic preferred. A description is required. Breed, Size, Age. Do not book then advise as we do not wish to disappoint if your pet is not approved. Pet Stay Fee applies.
BOOKING POLICY
A Security deposit of $2000 will be held on your stored Credit Card and pre authorised the day prior to arrival.
STRICTLY
No schoolie groups bookings, events, or parties. Only mature guests will be considered. Instant bookings that do not comply with the minimum requirements will not be accepted and will be cancelled. Our booking terms and conditions cancellation policy will apply.
CODE OF CONDUCT
Guests must ensure they read & follow the requirements of the Code of Conduct during their stay. The Code of Conduct requires guests to:
• Behave responsibly during your stay. Loud yelling, screaming, cheering and aggressive behaviour is NOT acceptable & may result in the early termination of your stay if a complaint is received by Council.
• No additional accommodation is permitted on site such as tents, caravans, campervans.
• Do not use outdoor areas for activity between 11.00 pm to 7.00 am.
• Place all waste into the bins provided prior to leaving.
• Park all vehicles within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas.
Please be mindful while enjoying your stay that surrounding neighbours live in this community & are entitled to peace & amenity in their residential area. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.

  We had the best time lounging by the pool, cooking in the kitchen, enjoying brekky out back and playing board games in the lounge. Perfect for a scorching Feb summer and only 5mins to local back beaches where we watched the sunset. The bedrooms were great sized and cosy.

  We had a lovely stay at fabulous foam. The property has everything you need for a comfortable holiday for a family of 7 (including young kids). We were lucky to get great weather so spent most of our time in the pool or down on the beach (walking distance to both the front and back beaches). The kitchen had everything we needed to prepare a delicious Christmas lunch. Communication was great. Would stay again.
